  • Can I have friends and family stay?
    • We enjoy having your friends and family in the village. They are welcome to stay with you for up to three weeks, and up to a total of three months annually. All you need to do is let your Village manager know ahead of time and discuss any details.

  • What changes am I allowed to make to my home?
    • Your home is your home! You can make changes to furnishings that make you feel at home. For anything more or if you're not sure have a chat with the Village Manager.

  • Will my privacy and independence be respected?
    • Absolutely! You can live your life however you choose within the general Village rules. We're here to support you but not intrude.

  • Can I bring my pet with me?
    • Please talk to your manager as not all apartments are suitable, so it is on a case-by-case basis. There is a no-replacement policy.

  • Are residents provided with parking spaces?
    • Parking spaces are available for residents in a secure gated area.

  • Am I able to keep receiving magazine and newspaper subscriptions?
    • You sure can. Normally your mail is delivered to the main reception and we'll deliver it to your room.

  • What activities do you have in the village?
    • Our team includes fulltime staff who organise daily activities. Our programme is most active during the working week to leave you free to spend time with your family on the weekends. Please see our example schedule, the actual schedule is updated monthly.

  • Does Rosedale Village have a bus for outings?
    • We like our residents to get as out and about as often as they wish, so we have a sixteen-seat mini bus (with wheelchair access) and a ten-seat minivan.

  • What is an Occupational Rights Agreement (ORA)?
    • An Occupation Right Agreement (ORA) is the legal contract that gives a person(s) the right to occupy a residential unit in a retirement village. It sets out all the relevant terms and conditions, in compliance with the provisions of the Retirement Villages Act 2003 and the Retirement Villages (General) Regulations 2006.

  • What does the ORA cover?
    • An ORA covers all the key information about the Village and Village life. It explains the running’s and procedures of the Village. The ORA includes management, and the rights and responsibilities of each party.

  • What is a statutory supervisor and what do they do?
      • The Statutory Supervisor is an independent professional organisation approved by the Registrar of Retirement Villages who provide residents' protection and guidance.
      • UCG Rosedale's Statutory Supervisor Service is provided by Covenant Trustee Services Ltd, PO Box 4243, Shortland Street, Auckland 1015.
  • What happens if I change my mind after I initially sign up to purchase an ORA?
    • You have 15 working days to be sure of your decision before you move into our Village.

  • Who covers the cost of refurbishing my home once I leave?
    • Ultimate Care Group covers the refurbishment costs.

  • Who pays Insurance and Rates?
    • These costs are included the Monthly Fees. We remind Residents that you are responsible for insuring your contents.

  • How old do I have to be to join Rosedale Village?
    • Our minimum age to come and live at Rosedale Village is 65.

  • Are Monthly Fees (also called Village Contribution Fees) fixed at Rosedale?
    • The Monthly Fees are not fixed and are reviewed annually. This is usually done at the Village Annual General Meeting. Any fee changes are usually made to closely aligned with the pension, affordability is a key motivator in setting this fee.
